Prices in LA have been going up steadily for years at about 1% a month in core markets, and we have not only recovered but surpassed where we were before the ’08 crash. Lots of people are waiting to buy, some because of the stock market, world affairs, and some are betting against the market, which means now is actually a less competitive time to look because there’s not as many people out there wanting the same home as you. Interest rates may be as low as they will ever be right now, with the first half of 2016 defying Wall Street’s predictions and staying at all time lows, having moved even further under 4%, where we had almost 20% interest rates not so long ago. The average person has a 5-10% increase in purchasing power over December 2015, only 6 months ago just because of the interest rate decline. No return is available on cash without risk, but Real Estate is much less risky than the stock market, and you can live in it or rent it out, while building equity through appreciation. Rents have been rising even as interest rates have been dropping. LA WEEKLY reported that rent prices were up almost 11.5% in 2015 from the year before. From 12 months ago the average LA home price is up $60k and rising an average of $7k each month, so even if you only wait 6 months, if the current trend continues as predicted, the same house would cost you $42,000 more, and interest rates may be higher then. If you know you’re going to buy eventually, if you were to do it now, that’s $42k in average equity you could have in 6 months just from appreciation, and even if the dollar value goes way down, interest rates will go up. And if we do see inflation and the dollar becoming devalued, property values will definitely still go up because it’s a hard asset. Land is the only thing they’re not making anymore. The average sales price in LA county is up about 8% from this time last year. The average price per square foot is up 6.8% but still under the California average. Experts predict years of steady appreciation to come. Forbes recently published an article titled, “Why the best investment of 2016 might be global Real Estate”, saying “Los Angeles and San Francisco are red hot, and long term secure investment in core markets will be the norm. Another article says, “Investment in Los Angeles is deemed as the best choice for real estate investors in the US. If you are looking for high end property that yields a high return on investment in the future, Los Angeles is the place.” With the recent stock volatility, more than half of over 600 investors said they will be buying more real estate this year, according to a recent survey. Experts say we’re approaching a 25 year bond bear market, and real estate is where to invest. Real Estate has been proven to provide the highest returns, the greatest values, and the least risk. Remember that as the buyer you don’t pay any commission to me or your agent, and you need someone who can match you with the best deal on a home that fits your needs, then negotiate the terms as good as possible and the price as low as possible, and find the most accurate comparable sales to justify that price. You also want someone who can assist and explain the paperwork to you, and lead you through the inspection and escrow periods. The #1 complaint about realtors is they are slow to respond, but that won’t be the case with me. The best investment on earth is earth.
